If the apartment was built on state land, the status of the management by the developer into HGB (Hak Guna Bangunan) Pure, if it stands on the ground of property rights, the rights management by the developer into HGB Hak whereas if the developer is only authorized to build apartments on the ground a third party then the status HGB Stewardship ( Pengelolaan Lahan )

- HGB Murni
- HGB Hak Milik
- HGB HPL
Today to make land status become HGB Murni is little bit difficult, they need to down grade the title, you need Know your apartment certificate Status as well. HGB which is owned by the developer, the status of ownership by each owner becomes SHMSRS unit (Unit Properties Unit Housing Project). It should be underlined that SHMSRS not provide certainty to owners of apartments with a ground unit that necessarily belongs to the owner of the unit as a whole will however depend on the status of land owned by the developer.
